The primary goal for 30 Old Street is simple but vital: Replace combustible materials with non-combustible alternatives without changing the building’s iconic look. Following detailed Fire Risk Appraisals of External Walls (FRAEW), we have developed a strategy to strip back existing cladding and insulation, replacing them with high-performance, A-rated materials.
Our team will be working across four main external wall systems (EW01 – EW04). Here is a look at the key technical upgrades we are bringing to this site:
We will be replacing the existing brick slip system. The new installation will feature a Eurobrick P-Clad system (or equivalent) rated A2-s1, d0. This ensures the building retains its classic London brick aesthetic while providing a non-combustible exterior.
Behind the cladding, the magic happens. We are removing old combustible insulation and sheathing boards, replacing them with:
Non-combustible mineral wool insulation for superior fire resistance and thermal performance.
A1-rated sheathing boards to provide a solid, safe substrate for the new façade.
The existing render system will be upgraded to a mineral-based render system. By using mineral wool as the core insulation behind the render, we eliminate the fire risk associated with older EPS (expanded polystyrene) systems.

A critical part of our remediation strategy involves the installation of robust cavity barriers and fire stops. These “hidden heroes” are essential for preventing the spread of fire within the building’s cavities, ensuring total peace of mind for residents and stakeholders.
The site’s constrained urban location posed logistical challenges, with minimal space around the building and boundaries tight to adjacent properties. TP Construction coordinated closely with Islington Council to secure a rear road closure, enabling scaffolding installation and site storage.
Maintaining the original façade’s complex, modern appearance required meticulous measurement and documentation. This ensured that, post-remediation, the building would be reinstated to its original design intent while meeting stringent fire safety standards.
