Residential Project – Islington, London

Project Overview: A Vision of Revival and Modernity

This residential project in Islington, London, was a comprehensive undertaking to breathe new life into a once-beautiful property. The client’s overarching vision was ambitious yet clear: to meticulously reinstate the original architectural features that had been regrettably removed during the 1960s, while simultaneously integrating cutting-edge 21st-century creative design elements. The goal was to achieve a harmonious blend of historical authenticity and contemporary luxury, transforming the house into a truly unique and functional home.

The Refurbishment Process: Blending Past and Present

The scope of work for this Islington residence was extensive and diverse, touching every level of the property and extending into the garden.

A significant structural addition was the construction of a new mansard level. This ingenious architectural intervention provided a fantastic new two-room guest floor, maximizing the property’s footprint and offering versatile accommodation.

The first floor underwent a complete redesign to create a luxurious and expansive master suite. This included a sumptuous master bedroom, a dedicated dressing room, and a beautifully appointed bathroom, all conceived to offer a private sanctuary within the home.

Throughout the property, great care was taken to restore its period charm. Original cornicing, which had been lost, was faithfully reproduced, and fireplaces were meticulously reinstated, becoming elegant focal points in key rooms. The existing floorboards were painstakingly refurbished, bringing out their natural beauty and warmth, while windows were also expertly restored to their original glory, enhancing both aesthetics and energy efficiency.

One of the most transformative elements of the project involved the excavation at the rear of the house. This complex undertaking created a rear sunken terrace, complete with a hot tub – a definite “wow factor” that significantly expanded the outdoor living space and offered a private oasis. This terrace seamlessly flows off a newly designed open-plan modern kitchen-diner-sitting room, creating a vast and inviting living area perfect for entertaining and family life.

The excavation itself presented unique challenges. Due to site constraints, it had to be performed entirely by hand. Furthermore, a Tree Protection Order (TPO) on a prominent tree in the rear garden necessitated extreme caution and specialized methods. To navigate these complexities, TP Construction deployed two dedicated teams: one team of experts highly skilled in basement and excavation work, and another team specializing in the intricate renovation and refurbishment aspects of the house. This dual-team approach ensured that both the demanding structural work and the delicate restoration efforts were carried out with precision and expertise.

The Outcome: A Bespoke Masterpiece

The Islington project stands as a testament to thoughtful renovation, expert craftsmanship, and resilient project management. The property has been beautifully brought back to life, with its historical integrity restored and enhanced by modern design and amenities. The new mansard level, the luxurious master suite, the reinstated period features, and the stunning sunken terrace with its hot tub all contribute to a truly bespoke and exceptional home. This project exemplifies how a clear vision, a collaborative spirit, and expert execution can transform a property into a contemporary masterpiece that honours its past.
