30 Old Street project launch – cladding remediation London

Located in the heart of Islington, 30 Old Street represents one of TP Construction London’s most significant façade remediation projects. Acting as Principal Contractor, our team is undertaking a comprehensive overhaul of the building’s external wall system — stripping back all combustible materials and replacing them with high-performance, A-rated alternatives.

Following detailed Fire Risk Appraisals of External Walls (FRAEW), we developed a precision design & remediation strategy to remove existing cladding and insulation across the full height of the building. The new system incorporates mineral wool insulation and a compliant brick slip façade, restoring the building’s character while achieving the highest modern fire safety standards.

Our approach is built on three pillars: compliance with current UK building regulations and fire safety law; aesthetic continuity — ensuring the finished building looks as good as it did before, only safer; and expertise, with our specialist team managing every stage from initial strip-back through to final brick slip installation.

Our cladding remediation site process

Scaffold Erection & Hoarding

Full-height scaffold with protective netting is erected to safely contain all works and protect the public. Hoarding is installed at ground level to secure the site perimeter.

Strip-Out of Existing Systems (pictures below)

All existing combustible cladding panels, insulation and fixings are carefully removed and disposed of in accordance with waste regulations and site safety plans.

Membrane & Insulation Installation

A high-performance breather membrane is applied, followed by non-combustible mineral wool insulation boards to achieve the required thermal and fire performance.

FastClad Brick Slip Façade

The FastClad system is precision-installed to recreate the building’s original brick appearance. Each panel is mechanically fixed and quality-checked by our specialist team.

Sign-Off & Certification

On completion, the fully remediated façade is signed off against the FRAEW specification, with all warranties and compliance documentation issued to the building owner.
