At TP Construction, we are proud to announce our upcoming appointment to undertake vital façade remediation works at 226 Upper Richmond Road, London.
This project reflects our ongoing commitment to delivering complex, high-standard building safety improvements across the capital. Working closely with leading industry consultants and infrastructure partners, we will be transforming the building’s external wall systems to ensure full fire safety compliance while maintaining its distinctive aesthetic architecture.
Following a comprehensive Fire Risk Appraisal of External Walls (FRAEW) conducted by Elev8, an intrusive investigation identified areas of the existing façade that require modernization. Approximately 30% of the building’s current envelope consists of an acrylic render system over Expanded Polystyrene (EPS) insulation across the first, second, and third floors.
Our scope of work involves a meticulous strip-back and replacement program designed by architects Pollard Thomas Edwards:
Safe Material Removal: Complete removal of the existing combustible EPS insulation and acrylic render down to the original blockwork substrate.
Non-Combustible Upgrades: Installation of an A-rated, non-combustible mineral wool insulation system finished with a compliant, high-performance render system.
Cavity Barrier Integrity: Retrofitting appropriate horizontal and vertical cavity barriers, specifically targeting the junctions between the rendered elevations and the existing zinc cladding systems where no barriers were previously present.
The ultimate objective is a seamless execution that entirely eliminates combustible risks without impacting the external design and visual character of the property.
Projects of this nature require rigorous oversight and logistical precision. We are delighted to be working alongside OCK Chartered Surveyors, who are acting as the client’s representative for this scheme. OCK brings a wealth of building surveyance and contract administration expertise to the project, and we look forward to working collaboratively with their team to deliver a transparent, efficient, and high-quality build program for the residents and stakeholders.
Furthermore, because 226 Upper Richmond Road sits in close proximity to major transport infrastructure, the project requires complex asset protection measures. We are working closely with Network Rail to secure the necessary approvals, basic asset protection agreements, and logistical scheduling. Managing scaffolding, material distribution, and high-level external works near live rail infrastructure demands absolute precision, and our team is fully equipped to handle these stringent safety parameters.
Mobilisation planning is already underway, with careful consideration being given to resident communication, scaffold design, and minimal disruption to the ground-floor commercial premises—including The Pilates Room and Alkali Dental Studio.
